Gentle cousins,

I pray your forgiveness for my off-topicality, but I find myself in
something of a quandary and have hopes that as the year leans toward autumn,
there might be someone looking for new digs.

I have been renting a lovely, comfortable house in Fauquier County, midway
between Warrenton and Culpeper, VA, for a little over a year and a half; I
now find myself in need of moving, probably within the next month or so, and
my landlord has asked me to see if I can assist him in finding a new
tenant. I'm staying in the area, the house is just too big for me since a
roommate situation fell through. The place is right off VA 29/15 near 17
south (direct connection to 95), with quick access to Fredericksburg,
Warrenton, Culpeper and Manassas; it is a rural area with benefits, as it is
quiet but has lots of access to town-type living. I work in McLean at
Tyson's Corner and can get there in an hour, but then I drive like an East
Kingdomer. *grins* Being where this is, the house is in the heart of
Western Stierbach close to Sudentorre, Abhainn Iarthair, and the Shire of
Isenfir--and is an easy drive to several other larger groups. It is also
about half an hour from the current Baron and Baroness of Stierbach.
*grins*

The house is less than 5 years old, has an attached garage, and is really
quite nice. Besides the master bedroom it has two other good-sized
bedrooms--one of which has a small room over the garage that I have been
using for sewing. There is a nice master bath and a second full bath
upstairs, along with a second-floor washer and dryer for clothing (what a
nice perk too; makes laundry much easier!) and closets just plain
everywhere. :) It has a small back yard with a concrete deck, and a
veranda across the front of the house. It's easy to heat and AC, since it
has a 2-zone system--you can AC (or heat) the upstairs colder or warmer than
the downstairs, and vice-versa. The kitchen is nicely arranged with a large
pantry and has a separate seating area; there's a large living room and a
formal dining room. For the right tenant, I'd be happy to leave behind some
of the window treatments; my new apartment (hoped for at this point) will
not need so many curtains and drapes. :)

The landlord is a very pleasant, unobtrusive gent who lives out of town;
he's always been responsive to requests for assistance, but has never been
the type to drop in unannounced. (In fact he hasn't been here since the day
I signed my lease!) He is a geek (as am I) and thus had the whole place
wired for everything; there are phone jacks, cable jacks, and computer
outlets in darned near every room. I have a nice wireless LAN set up here
through a local carrier of some note, and it can be accessed all over the
house; I'll be happy to share details and let you know how you can make the
same set-up.

Tenant pays utilities (electric, sewer and water, cable, telephone...); this
area is served by both Comcast and DTV for satellite and cable. You can
walk to the PO from the front door, and gas out here is below 3.90 a
gallon. *grin*

The neighbors are very pleasant in a nice small-town way, and if you're a
fan of the Late Unpleasantness (aka War Between the States) you might be
amused to note that the town, known back then as Rappahannock Station, was
part of the Brandy Station campaign in the summer of 1863--and you can walk
to a nice fishing site on the Rappahannock River itself. :)

The landlord prefers a 12-month lease but would accept a 6-month lease from
the right person. If you have any interest, please drop me a note offline
for pictures, directions, and any further details; I consider the price
reasonable, I just don't need this much space any longer, sadly. :( If you
need to move in before I am able to move out, we may be able to work out an
arrangement there. This place would be perfect for either a family or an
adult group. If you need a place soon, or know someone who does, please
contact me.

Returning you now to the usual topics, in grateful thanks for your
attention,
Meli the Peripatetic and Wordy
:)
